Who- the Company:

Our client is a respected mid-sized Vancouver-based real estate developer. They have active entities under various business lines and have several projects under construction and in the pipeline. This company has created a culture that is collaborative, entrepreneurial, dynamic, and genuine.

What- the Role:  

Our client is looking for a new Finance Manager who will be with the company for many years. This job is well-suited to someone who enjoys diversity in their day-to-day responsibilities, and who can be both strategic and hands-on.  Reporting into a Vice-President, with functional support from Financial Analysts.  This is a great opportunity for someone seeking to take ownership of deals, gain experience in a range of financing and development activities across a variety of projects, and input their own ideas within an entrepreneurial company in growth mode. 

What- the Responsibilities:

This role entails a wide scope of responsibilities within real estate finance, including:

  • Provide analysis and recommendations for financing of land acquisitions and residential developments
  • Initiate and review financial analysis for project and operational decision making
  • Prepare and update project pro formas, managing cash flows and collaborating with other internal teams and departments
  • Work on deals with the VP, Finance including preparing financing presentations, structuring deals, reviewing loan agreements and negotiating loan terms
  • Manage and compile information requests from lenders, manage annual loan reviews, review loan documentation, and work with external consultants (appraisers and QS firms)
  • Build and maintain relationships with institutional partners, lenders, brokers and other capital providers
  • Develop financial models for residential, commercial and mixed-use development projects to provide analyses, project cash flows and determine investment returns.
  • Support the placement and administration of equity partnerships
  • Prepare monthly and quarterly internal reporting to highlight trends and variances
  • Conduct complex financial analysis such as scenario and sensitivity analyses
  • Support the formation of new projects and entities
  • Attend industry events
  • Other ad-hoc duties and financial activities as assigned

Who- the Candidate:

Candidates will have at least 3 years and likely 5+ years relevant and progressive real estate finance experience. We are considering candidates who have worked with real estate developers and/or who have worked in a lending firm, bank, private equity firm, or commercial mortgage brokerage.
Qualified candidates will have strong analytical skills and a high level of attention to detail. We are looking for people who are self-starters and natural leaders who thrive in a fast paced and dynamic environment. The new Finance Manager will be committed to achieving the highest standards in their work and will be consistently aiming to learn, develop, and grow.
Strong financial system skills, including sophisticated Excel-based analytical skills, are required.

What- the Qualifications:

 

  • Education & Credentials 
    • Bachelor’s Degree in Commerce, Finance, Urban Land Economics or a related field is required
    • A Master’s degree, such as an MBA, is very beneficial
    • CFA (designated or actively pursuing) will be viewed favourably
  • Experience preparing and delivering complex financial presentations
  • Understanding of real estate fundamentals and valuation principles
  • Experience working with proformas and underwriting deals
  • Advanced proficiency in MS Excel
  • Adept at quickly learning new software applications
  • An open and articulate communications style with strong verbal and written communication skills
  • Willingness to learn quickly and adapt in a fast paced environment where multiple tasks and projects are worked on simultaneously
  • Self-motivated with a strong work ethic, looking to thrive in a culture of excellence

Where:  

Vancouver. The new Finance Manager will work full-time in a very beautiful corporate office with an inviting work environment and plenty of space for collaboration and socializing.

How Much:

The company will provide their new Finance Manager with a competitive base salary in the range of $120,000 to $140,000, commensurate with experience, skills, and qualifications- please note that the high-end is likely reserved for candidates who many years of very aligned work experience. The Finance Manager will also receive health benefits, a discretionary performance-based bonus, paid vacation time, etc. Please discuss your total compensation expectations with SWIM.
