REAL ESTATE. Seeking a senior financial analyst with at least 5 years progressive experience in FP&A within complex organizations. Excellent opportunity for someone who is eager to work in Vancouver’s dynamic real estate sector with a very reputable and well-established developer with many exciting projects on the go.  Working on a real estate financial analysis and accounting team of 9 within a broader finance department of 30+ people. Project-based industry experience is required, real estate sector experience is preferred but NOT required. Foundational accounting experience is required.

What- the Role:
On behalf of our client, SWIM is seeking a new Senior Financial Analyst. There is good opportunity for career growth with this company based on performance, with past team members sometimes achieving a promotion within 1.5 to 2 years. There are well over 30 people on the company’s overall Accounting & Finance team (in various areas- corporate accounting, property accounting, investment analysis, AP, AR, etc). 

FP&A responsibilities in this role are diverse and include forecasting, budgeting, cash flow analysis, scenario analysis, SWOT analysis, and financial modeling. Additionally, the Sr FA will contribute to consolidated financial statement preparation and review (under ASPE), support month-end & quarter-end close, process improvement projects, scheduled and ad hoc management reporting, variance analysis, and other finance-related projects. This role is estimated to be over 70% analytical and “forward-looking” in nature.

The Real Estate Development Analysis team is very tightknit- they have each other’s back, support each other, and celebrate wins together.

The new Development Analyst will be someone who enjoys problem-solving, has excellent communication skills, and is looking to learn lots and steadily develop their accounting career. SWIM will provide interested candidates with a more detailed job description.  

Who- the Candidate:
Qualified candidates will enjoy working on a collaborative team in a dynamic and results-oriented environment. The new Development Analyst will have the ability to work both independently and as part of a team, while demonstrating a positive and enthusiastic attitude.

  • Work Experience

    • At least 5 years of progressive relevant work experience.

    • At least 2 years in complex financial analysis, including scenario analysis, budgeting, and forecasting.

    • Foundational experience in corporate accounting (i.e. 1 to 3 years), including experience with financial reporting (ASPE) and internal controls

    • Experience working for a complex multi-entity organization.

  • Industry Exposure  

    • Ideally experience in a real estate development company, but candidates with finance experience in other project-based industries (utilities, infrastructure, engineering consulting, construction, architecture, etc.) will definitely be considered as long as projects worked on are large-scale and long-term in nature (2-5 year timelines, $100M to $1B budgets).

    • We are looking for finance professionals who have an interest in/passion for the fascinating world of real estate!

  • Education

    • Relevant post-secondary education such as a Bachelor of Commerce, Bachelor of Business Administration, Diploma in Accounting, etc, is required.

    • Professional Designation such as CPA, CFA, or CMA, or an MBA-Finance is preferred, but not required

  • Systems

    • Proficiency in Excel including financial modeling skills.

    • Experience using Yardi (financial system used by many real estate companies in Vancouver) is a significant asset, but not at all required. 

    • Experience using budgeting & forecasting software such as Argus is an asset

  • Soft Skills

    • Excellent communication skills- both verbal and written.

    • Collaborative team player

    • Fantastic relationship building abilities, across all departments

    • Efficient, organized, and detail-oriented; able to manage the workload of multiple projects and deadlines.

The Senior Financial Analyst can move up the ranks within finance (or perhaps other areas such as operations, sales, accounting) over the years. This role is open because of a few internal promotions and newly created headcount due to expanding business. 

How Much:
Base salary commensurate with level of relevant work experience, education, and skills.  This company will financially support PD (e.g. CFA or CPA membership fees & dues) and there are also great perks such as an RRSP match, a performance-based bonus, social events, and discounts on the renting or purchasing of company-built properties.
